What is soft washing, and when do you use it?
Soft washing is a low-pressure cleaning method that uses a cleaning solution to treat mold, mildew and algae. We use it on roofs, house walls and other surfaces where high pressure is not suitable. It is part of how we clean, not a separate service.
Do I need to be home during the service?
Usually not, as long as we can reach the areas to be cleaned and a water source. We will confirm this when we schedule.
How quickly do you reply?
Messages received during business hours are answered the same business day. Calling or texting is the fastest way to reach us.
What are your hours?
Monday to Friday 8:00 AM to 7:00 PM, Saturday 9:00 AM to 3:00 PM, closed Sunday.
Is there a minimum charge?
Minimum service charges may apply. We will explain this in your estimate.
Roof Washing
Is roof washing safe for shingles?
We use a low-pressure soft wash method designed for roofs, not high-pressure washing. We check your roof’s material and condition first and will tell you about any concerns before we start.
How often should a roof be washed in Florida?
Many Florida roofs benefit from washing every one to three years. It depends on shade, location and roof type.
Do black streaks mean my roof is damaged?
Not necessarily. Black streaks are usually caused by the algae Gloeocapsa magma, not by structural damage.
Will roof washing harm my plants?
We pre-wet plants, use suitable cleaning solutions and rinse before, during and after the job to help protect your landscaping.
House Washing
Is house washing safe for my siding?
We use low-pressure soft washing designed for vinyl, stucco, brick, painted surfaces and other exterior materials, and adjust the method to the surface and its condition.
How often should a house be washed in Florida?
Many Florida homes benefit from house washing about once a year, depending on shade, moisture and nearby trees.
Will house washing harm my plants?
We pre-wet plants, use suitable cleaning solutions and rinse thoroughly to help protect your landscaping.
Pool Cage, Lanai and Patio Cleaning
Is cleaning safe for my pool cage screens?
We use low pressure on screens and aluminum frames and adjust the method to their condition. We will point out any worn or damaged screens before we start.
Do I need to move my patio furniture?
Please remove movable belongings before we arrive. If you would like us to move furniture, a typical setup is $50 to remove it and $50 to put it back. The final charge can vary with the number, size and weight of the items, and we will confirm any extra charge before we start.
Will my patio be slippery after cleaning?
Removing algae and mildew helps reduce slippery buildup. Wet surfaces can still be slippery, so take care until they dry.
Driveway and Sidewalk Cleaning
Will pressure washing damage my driveway?
We use controlled pressure and surface-cleaning equipment selected for concrete, and adjust the method to the surface and its condition.
Can you remove oil stains?
Oil stains can often be improved, depending on how long they have been there and how deep they go. Some older stains may not come out completely, and we will tell you what to expect.
How often should a driveway be cleaned?
Many Florida driveways benefit from cleaning about once a year, more often for shaded or high-traffic areas.
Paver Cleaning, Sealing and Restoration
What is the difference between sealing and restoration?
Paver cleaning and sealing includes cleaning, re-sanding the joints and applying a clear or color-enhancing sealer. Color-enhancing sealer brings out the color your pavers still have. Paver restoration adds tint to faded pavers and is a separate, higher-priced service.
How soon can I walk or drive on sealed pavers?
As a general guide, wait 48 hours before walking on newly sealed pavers and 72 hours before driving on them. The exact time depends on the product, the weather and site conditions, and we will tell you what applies to your job.
Can you seal over old sealer?
Sometimes. It depends on the type and condition of the existing sealer, and we will check it during the estimate.
Do you seal pool decks?
Yes. We use sealers suited to pool decks and wet areas.
Fence Cleaning
What kinds of fences do you clean?
Vinyl, wood, painted, composite and masonry fences.
Will cleaning damage my wood fence?
We adjust the method and pressure to the material and its condition, and use low pressure where the surface needs it.
Gutter Cleaning and Brightening
What is the difference between gutter cleaning and brightening?
Gutter cleaning removes leaves and debris from inside your gutters to help water flow. Gutter brightening is a separate service that treats the dark streaks and oxidation, often called tiger striping, on the outside of your gutters.
Do you clean downspouts?
Yes. We check that downspouts drain and clear blockages we can reach.
How often should gutters be cleaned in Florida?
Many homes need gutter cleaning once or twice a year. Homes near trees may need it more often.
Will brightening remove every streak?
Results depend on how long the staining has been there and the gutter’s condition. We will tell you what to expect.
